All the properties we have listed are fitted out with the usual amenities necessary to make you feel at home.

As we manage all our listings ourselves, you can rest assured that any maintenance issues that may arise or queries you might have can be dealt with quickly and efficiently.

Our Services
When you list your property with us, we will ensure the following is done:
- Check in
- Key handover
- Laundry (using our own linen)
- Inspections and inventory
- Check out clean
- Crockery and cutlery can be provided if required
Also, you will need to ensure that before starting a short-term let, you must have all your Utilities connected (minimum 8MB internet speed, basic TV and home telephone line with international call barred. (package DU 240AED pm)) and also be able to provide the following:
- 4,000AED working float (to pay all bills or any maintenance that may arise)
- 4x keys, 2x passes, 1x car parking (2x if 3B/R)
- All cleaning equipment - Hoover, mop & bucket, iron & ironing board
- E & T can provide mattress protectors and pillow protectors for small additional charge
- Contents insurance
All monthly rates depend on the time of year, how many bedrooms, apartment type, view and floor. Please note that Summer is a less popular time of year for short term rental, due to the climate in Dubai. Summer months are from June till end of September.
Reservations and Bookings
All our properties are available on our website which is easily found through many internet search engines and other paid advertising. This creates a high level of reservations for all our listed property giving the landlord limited void periods. On receiving an enquiry we quickly follow up with the appropriate Landlord.
All bookings will be made over the internet through our website and owners can monitor the performance of their property through a personal log in page.
Payments
Payments to landlords will be made once a month on the 28th of each month. Payments will be made by cheque or telegraphic transfer.
Fees
We charge 25% management fees. This includes 15% booking fee can can be paid to 3rd parties for bookings and advertising costs, and 10% management fee. Please note that these fees are non-negotiable.
Insurance
We highly recommend all Landlords to insure their property and contents against potential damages.

Deposit
When the property is provisionally booked you will need to pay a 30% deposit to hold the property. (Please check Terms and Conditions)
Balance
The balance of payment will be due 30 days before your stay.
Security Deposit
A security deposit for potential damages is required on each booking. This will be returned 28 days after departure and following an inspection by Edwards & Towers.
Last minute bookings
Subject to availability last minute booking will be need to be paid in full at the time of booking.
Payment
Payment can be made by credit card or bank transfer. No booking will deemed confirmed until payment is cleared.
